Eligible veterans, active-duty service members, National Guard and Reserve members, and surviving spouses can now access VA home loans through Homewise. We are proud to add VA loans, we are committed to making sure the veterans and military families we work with have access to every tool available to them.

Who Can Use a VA Loan?

You may be eligible if you are:

An active-duty service member with at least 90 continuous days of service

A veteran who was honorably discharged

A National Guard or Reserve member with qualifying service (generally 6 creditable years, or 90 days of active-duty service)

A surviving spouse of a veteran who died in service or from a service-connected disability

VA Loan Options We Offer

VA Purchase Loan — Buy a home with $0 down (when the sale price doesn’t exceed the appraised value). No PMI, no prepayment penalty. Your VA benefit can be reused in the future.

VA Cash-Out — Refinance Already own a home? Tap your equity to pay down debt, fund improvements, or cover personal needs, and you can refinance a non-VA loan into a VA-backed loan.

VA Interest Rate Reduction Refinance Loan (IRRRL) — Have an existing VA loan? The IRRRL (also called a “streamline refinance”) lets you refinance to a lower interest rate with minimal paperwork, no appraisal required in most cases, and little to no out-of-pocket costs.

VA Native American Direct Loan (NADL) — For eligible Native American veterans purchasing or building on federal trust land. Homewise serves many tribal communities across New Mexico and is here to help you navigate this option.

Also Eligible for the HAVEN Grant?

Veterans and service members with a service-connected disability, as well as Gold Star Families, may also qualify for up to $25,000 through the HAVEN grant program — funds that can be used for home repairs, accessibility modifications, or down payment assistance.
